A studio flat for £795-a-month rent has a bed on top of the sofa and prospective tenants are asked not to smoke weed.

The pokey property has a very strange layout, with a narrow kitchen with a sink, worktop and a tiny hob provided for cooking.

The bathroom looks pretty standard with a basin, toilet and shower.

But the living space is very small with a table and two chairs near the window.

Also offered in this ‘furnished’ studio is a tiny desk with a wooden chair.

Above the home office space are three small shelves for storage.

However, the main issue in this room is that the bed is positioned on top of the sofa.

The single sleeping space is in the style bunk bed with a brown leather couch directly underneath.

Arguably the most redeeming part of this property is the outside area.

There is a patio surrounded by plants with a table and chairs.

The property does come with bills and WI-FI included.

It is in the Bedminster area of Bristol and has a long list of requirements to be able to live here.

The list excludes couples, smokers, weed smokers and messy tenants.

It is being let by OpenRent and advertised on Rightmove.

The property listing reads “You must be 100% a non-smoker, not smoke weed, clean and tidy person, no couples due to flat size as more suited single occupier.
