A tiny house the size of a garage in Brighton that has a kitchen inside a Harry Potter-style cupboard has been put on the market for £140,000.

The end-of-terrace home looks like a small office attached to the next-door building and doesn't even have a street number plate – with the landlord instead using a piece of paper on the window with "14A" scribbled on it.

Upon entering the 354sqft property, directly from the street into the reception area that looks as though it has been used as a workshop of some sort, you are immediately met with a flight of steep wooden stairs, which lead to a very compact kitchen area with a slanted roof.

There is barely enough room for food preparation as most of the kitchen area is under the stairs, echoing the fictional wizard's ropey sleeping arrangements in his aunt and uncle's house. There is a small microwave with a double electric hob perched above it sitting in a serving-hatch type space that opens into the living area which doubles up as a bedroom, a sink and a few shelves for ingredients, but it would seem that actually being able to whip up a decent meal may be a tough ask.

Even the bathroom is sparse, tucked away in a tiny corner with a toilet and sink but no shower or bath and just about enough room to sit on the loo. In what is loosely described as a living space – which desperately needs upgraded – there is a small old-fashioned sofa and drawers with a single bed wedged in up against the wall – just inches from the living area.

Describing the accommodation as "versatile" and "stylish", the property listing reads: “Two minutes from Lewes Road but quietly tucked away, this split-level building of 33m2 (354sqft) is at the heart of a vibrant shopping district, its eclectic mix of antique shops, independent boutiques, and fresh produce a magnet for locals.

”Offering versatile options there is a reception and storage on the ground floor, and a double bedroom, kitchenette, and a cloakroom on the lower floor. Priced to sell, it has lots of potential for live/work, a retreat or rental investment. This location has a great buzz and Brighton Station’s direct trains to Gatwick and London is 10 mins by cab. Given that the kitchen is so cramped anyone taking on the property may well end up becoming a regular visitor at one of the many restaurants and bars that are nearby, while also relieving any feelings of claustrophobia by taking advantage of the open green spaces that host festivals.
